Buying Process


Register

You can register with us by phone, online or in our office, whichever you prefer. We will need information such as how many bedrooms you require, your budget, your buying position, which areas are of interest and any other specific requirements.

Searching For Your New Home

Once registered we will email you any new properties that match your criteria as soon as they come onto the market. You can also search for properties using our website, which is regularly updated.

Mortgage

It is advisable to get a mortgage agreed in principle as early as possible, as this will speed up your actual mortgage application. Once this has been done you will be clear of your financial position and will be in a stronger position when offering.

We have a selection of recommended independent brokers who can offer free advice, which a member of our sales team will be happy to provide you with on request.

Viewings

Viewings can be arranged and conducted from 9am to 6:30pm Monday to Friday and 10am to 4pm on Saturdays. Should you require an earlier or later viewing, we will do our best to accommodate you. For Saturday viewings we advise you to book well in advance.

Make An Offer

Once you have found a suitable property we will put your offer forward to the vendor, both verbally and in writing. Any offer is subject to a contract being signed and at this stage there are no legal obligations for either party.

Legal

A solicitor will be required to handle the legal paperwork involved. You will need to instruct the solicitor when making an offer on a property. As soon as an offer is accepted by the vendor we will ask for your solicitor's details.

If you do not have a solicitor, we have a list of solicitors we have had experience working with and that we are pleased to recommend.

Sale Agreed

Once your offer is accepted you will need to instruct your solicitor to proceed immediately. At this point we will send a memorandum of sale out to all parties involved.

You will also need to instruct your mortgage broker to proceed with your mortgage application and make arrangements for a survey.

Draft Contract

The vendor's solicitor will draw up a draft contract and send it to your solicitor who will then raise some preliminary enquiries and carry out searches.

Local Authority Search

A local authority search will be submitted by your solicitor to the local borough council. This will reveal, for example, planning consents granted for the property and any other local issues.

Survey

The mortgage lender will instruct a surveyor to carry out a survey on the property. They will advise you of any structural problems and the value of the property.

If you are a cash buyer you yourself will need to arrange for a survey to be carried out.

Contract Approval

Once your solicitor has received the results of the searches and answers to the preliminary enquiries, they will approve the draft contract providing there are no further enquiries.

Formal Mortgage Offer

This document will be sent to your solicitor for you to sign. As soon as it is signed and returned your mortgage will be in place and you are then ready to exchange contracts.

Exchange Of Contract

The contract will now be signed by both you and the vendor. The deposit will have been transferred by you to your solicitor and a completion date needs to have been agreed for exchange to happen.

Completion

Completion can take place on the same day of exchange or after, with the average timeframe being a week. The time taken mainly depends on the personal requirements of each party. On completion residual monies are transferred from your solicitor to the vendor's solicitor, on receipt of which keys for the property are released to you, the new owner.
